Heritage Terrace is a subdivision in McCormick Ranch west of Hayden Road, north of Via De Ventura, and south of Mountain View. It is among the 12 subdivisions in this area. These single-family homes are primarily one story and feature a Tuscan style Adobe architecture. Most were built between 1980 and 1984 and feature two-car garages, three and four bedroom floor plans, and in square footage up to about 2800 ft.². There are 105 properties in Heritage Terrace. 88% offer a backyard swimming pool and are primarily block construction with exposed block finish and stucco with a mixture of tile and asphalt shingle roofs. Lots are between 7000 ft.² and 12,000 ft.² however there are a couple with lots of up to 20,000 ft.². Some homes may have a separate guest house.
Homeowners dues are approximately $260 per month but be sure to check with current listings on exact prices for association fees and dues. These dues cover common area maintenance, access to the community swimming pool, spa, and management. There are several transfer and association fees but it comes out to roughly about $260 per month.

Residents of Heritage Terrace are part of the Scottsdale Unified School district and are served by the Cochise elementary school, the Cocopah middle school and the Chaparral High school. The elementary school is touted as one of the best in the area and is about a half a mile away from Heritage Terrace. Shops, restaurants, markets and more are about 5 to 10 minutes and there’s a small lake behind Heritage Terrace. Just down the street is Lakeview Coffee, a few restaurants, salons. Downtown Scottsdale is about 15 to 20 minutes.
Heritage Terrace is a great place to call home as it’s pretty centrally located in the north Scottsdale area with easy access to Highway 101, local golf courses, and entertainment.
