Arabian Gardens (Tierra Santa) Midsized, Single-family homes at the northeast quadrant of McCormick Ranch on the corner of E. Shea Blvd. and Highway 101.

Belcara – Condominium community at the northwest corner of McCormick Ranch. Community includes a swimming pool, spa, and fitness room for residents as well as bordering the Greenbelt complete with biking and hiking trails.

The Boulders – a beautiful community that sets in both Scottsdale and Carefree Arizona. It is named for its spectacular granite boulder formations that appear throughout the community.

Casas Dia Festivo Located in the southwest corner of Hayden and Mountain View Rd. features 60 townhouse style homes built between 1981 and 1994. They feature common wall garages, private backyards, common areas and home layouts of up to 2000 ft.².

Country Horizons – This collection of 67 single-family homes sit on about 1/3 acre to 1 acre homesites. All are single level homes and 72% include private swimming pools. Homes were built between 1982 in 1989 and feature up to 3300 ft.². Several homes have three car garages and all residents have use of an 850 ft.² recreational center.

El Paseo This patio home collection of 141 homes feature single level design and up to 2000 ft.². Most homes feature a two-car garage and these homes sit on 6000 to 7000 square-foot lots. With the look and feel of a single-family home, these properties have the exception of one common wall with their neighbor. Most homes include a small, private backyard and several have private swimming pools.

Estados De La Mancha This collection of 91 homes was built between 1979 and 1992 and feature large, semi-custom single-family homes at the corner of Hayden and Via Linda 83 of the homes feature private swimming pools and 89 of them are single-story, meaning there are just two two-story homes in the subdivision. Heritage Village 3 – This collection of multi-phased patio homes and single-family homes were built out in one, two, and three stages. Heritage Village 1 and 2 fall into the Saguaro high school district whereas Heritage Village 3 is the largest of the three phases with 166 patio homes sharing one common wall. Heritage Village 3 falls in the Chaparral high school district. Heritage 1 features 59 single-family homes built between 1978 and 1983 averaging about 2500 ft.². Heritage Village 2 features 108 patio homes on single levels with an average size of about 1900 ft.².

Island at McCormick Ranch – This unique waterfront community hugs the banks of all three of McCormick Ranch’s primary lakes and is a custom home subdivision featuring 74 single level homes and 11 two-story homes. Most of them feature backyard swimming pools built between 1980 and 1998. These homes start at about $1 million.

Lakeside Villas – This condominium community is just off of Via de Ventura and features affordable condominiums, gated entrance, swimming pool, hot tub, and Lakeside views just off of the Hayden Greenbelt.

Las Palomas – This collection of 129 townhouse/patio homes feature a low maintenance living, a small percentage have private swimming pools, and large sizes up to 2700 ft.². Most homes were built in the 1980s. They offer two-car garages, to community pools and a spa, walking paths, and tennis courts.

Los Tesoros – This collection of 48 custom homes located in the northwestern corner of McCormick Ranch feature quiet cul-de-sac homes, beautiful views, and Adobe style architecture.

Mountain View East – Architecturally unique, the homes in Mountain View East feature Frank Loyd Wright-type-of-design with 51 total homes both single and two-story designs on a minimum 7000 square-foot lot. These custom homes have swimming pools, larger lots, and in sizes up to 2800 ft.².

McDowell Mountain Ranch – McDowell Mountains located in northeast Scottsdale, Arizona. What makes this place special is the natural beauty and serenity of the mountains, along with the unique ecosystem of the Sonoran Desert make an ideal backdrop for homes.

Orange Tree Estates – This community is located just west of N. Pima Rd. and features single-family homes up to 2500 ft.² built around the late 1970s.

Palm Cove – This condominium community features walking paths along the lake, moderate sized units up to 1700 ft.², and community amenities such as a swimming pool, spa, and Greenbelt. Most homes have a one car garage, two-story design, gated entrance, private patios, and balconies.

Paradise Park Manor – There are two phases to this subdivision featuring the largest homes in McCormick Ranch; phase 1 features 64 single-family homes, primarily on single stories with backyard swimming pools built between 1982 in 1984. Phase 2 features 81 single level homes and 19 two-story homes with backyard swimming pools built between 1980 and 1984. Just five homes are semi-custom properties featuring over 3500 ft.², four of which are single level and one is a two-story. All of these properties built between 1984 1986 have private backyard swimming pools.

Paradise Park Trails – Located at the northern tip of the community are 276 lots, making up one of the largest subdivisions in McCormick Ranch. All but one are single level and most homes were constructed in the early 1980s. Most homes average about 2400 ft.² and the majority have backyard swimming pools.

Playa Del Sur – This collection of 98 single-family homes are primarily single-story, 87% of them featuring backyard swimming pools. With large lots of up to 30,000 ft.², these are some of the largest home sites in McCormick Ranch.

Sands McCormick – This townhome community in the heart of McCormick Ranch is just off of Loop 101. These beautiful townhouses feature up to 3800 ft.² built around the mid-1970s.

Scottsdale Mountain – offers town homes, patio homes and single family home throughout the community as well as luxury custom homes.

Scottsdale Ranch – is not your typical residential community. It offers loads of activities for all ages and is great place to consider if you are moving to Scottsdale. Another great feature of the community is that organized activities and clubs that have been developed over the years.

Suggs Rancho McCormick – This collection of 255 homes is one of McCormick Ranch’s largest subdivisions. Built in the late 1970s and completed in the late 1980s, these homes have exposed slump block exteriors and asphalt shingle roofs in sizes up to 2300 ft.². These utilitarian homes make them an excellent value with three and four bedroom floor plans in both single and two-story designs.

Sun Canyon – This collection of condominiums is located just off of Loop 101 with lots of community amenities such as swimming pools, hot tubs, fitness room, private patios, and balconies all built around 1986 to 1988. All homes come with a one car garage in sizes up to 1800 ft.².

Terravita – Terravita’s 34,000 square foot Clubhouse is a contemporary architecture complemented by native surroundings. Large viewing windows and outdoor terraces maximize the expansive and dramatic views of the natural desert terrain

Tierra De Los Reyes – This collection of single-family homes is located on the corner of Highway 101 and East Via Linda and features single and two-story designs, backyard swimming pools for most homes, and quiet cul-de-sac streets.

Tierra Del Norte – This small enclave of just 21 homes was built by Camelot Homes from 1979 to 1993. There are only two homes built in the early 90s and feature unique layouts. Most are about 2900 ft.², single-story, and nearly all include a private backyard swimming pool. Each home features either a two or three car garage on at least 10,000 square-foot lots.

Tierra Feliz 3 – Developed by Dix Construction, these are some of the most sought-after single-family homes in the Scottsdale area. This collection of 78 properties feature homes up to 2800 ft.² and all are single level and all but one has a private swimming pool. Most were built in the late 1980s on larger lots of up to 10,000 ft.².

Tierra Nueva – These adobe-style luxury homes offer spectacular desert views in a central valley location. Homes were built in the mid-to-late 1980s and feature up to 2500 ft.², nearly all single-story.

Troon – offers a distinguish lifestyle with luxury and leisure style homes with four spectacular golf clubs. The mountain views, fabulous amenities, and luxury homes, are just some of the reasons people choose Troon as their next home.

Troon North – Nearly all the homes have some view of the golf course if not border the golf course itself. All homes boast city light and mountain views depending on which direction it faces. You’ll find homes from about 1200 ft.² up to 6000 ft.² and beyond, from small single-family homes to large three-story estates.

Villa De Vallarte – This two-story condo community was built in two phases, the first in 1980 and the second in 1984. It is surrounded by a generous Greenbelt area, swimming pool, and four tennis courts. These two and three-story designs start at about $180,000.

Villa Hermosa – A collection of 108 single level homes feature backyard swimming pools, over 2000 ft.² of living space, and were built between 1979 in 1985 with 7000 square-foot minimum lots.

Vista De La Tierra – These model homes built by Camelot Homes feature vaulted ceilings, Spanish tile roofs, and several layouts in sizes from 2000 ft.²’s to nearly 3000 ft.². Most were built in the mid-1980s and feature single level design priced from $400,000 to over $1 million.

Vista Del Cielo – These midsize, competitively priced condominiums were built in a couple different phases but most feature wood-burning fireplaces, access to two heated swimming pools, tennis courts, clubhouse, fitness room, and walking trails.

Vista Del Lago – This custom home subdivision sitting on the southern bank of Lake Marguerite features of 49 homes, 43 single level homes and 6 two-story homes with an average home size of about 3300 ft.². Many homes sit on at least a quarter of an acre and several waterfront properties boast private dock privileges and backyard swimming pools.

Windgate Ranch – designed and built by Toll Brothers. This is one of the newest and probably one of the last master-planned communities.

South McCormick Ranch – Saguaro High school

Camello Vista – This is a condominium development in McCormick Ranch featuring a lot of amenities such as a swimming pool, hot tub, golfing, fitness room, private patios, and balconies. Most homes were built in 1988 and feature one and two-story designs with a two-car garage.

Camino De ‘Arboles – This single-family home community has been well established in the McCormick Ranch area and offer expansive designs, luxury amenities, and homes built from 1979 to 1983. These properties start at about $700,000 and range in size from 3200 ft.² to over 5500 ft.².

Casa Serena – This subdivision is full of single-family homes priced from $350,000-$480,000. Many are single-story in sizes from 1200 ft.² to 3000 ft.².

Cuernavaca Segundo (Colonia Encantada) – This community is a guard gated, luxury patio home subdivision developed by Geoffrey Edmonds as a sister subdivision to the original Cuernavaca Segundo. These are 42 townhouses, 16 are single level, and 26 are two-story. 10 properties have their own private swimming pool, however, residents have the use of a heated community pool, spa, tennis courts, and clubhouse.

Del Norte Gardens – This is a collection of single-family homes with 2 to 4 bedrooms, 2 to 4 bathrooms, and in sizes from 2000 ft.² to about 3000 ft.². There are a variety of single and two-story options.

Estate Los Arboles – Developed by Camelot Homes, this master-planned community of just 23 properties offer six semi-custom homes, as well as typical, tracked homes built between 1979 and 1980 with remaining lots built between 1984 and 1994. All are single level and 18 of them include a private swimming pool.

Heritage Village 1 & 2 & 3 – This is multi-phased patio homes and single-family homes developed by Golden Heritage. Heritage Village 1 offers single-family homes whereas Heritage Village 2 features patio homes with one common wall and block construction. There are 59 homes and 108 patio homes. Heritage Village 3 is the largest of the three with 166 patio homes sharing one common wall with an average size of around 2000 ft.².

La Mariposa Villas – This is a collection of condominiums for sale. These condos range from $300,000-$600,000 with two and three bedroom options between 1400 ft.² and 2000 ft.².

Meridian – This is one of the newer patio home communities featuring 111 total homes, most of them single-story. 23 of them feature private swimming pools and the homes were built between 1988 in 1993 with an approximate size of about 1900 ft.².

Palo Viento – These are luxury single-family homes built around the mid to late 1970s. Lots are up to 16,000 ft.² with luxury designs, backyard swimming pools, and home prices starting around $900,000.

Palo Viento 2 – Nestled close to the McCormick Ranch Golf Course, this is a combination of unique custom homes and production level properties. Homes were built in the late 1970s and feature six designs from 2000 ft.² to nearly 3000 ft.².

Paseo Village – Constructed between 1973 and 1982, these are some of the most affordable homes in McCormick Ranch. It includes 334 properties, most of them single level. Several homes feature backyard swimming pools and larger lots.

Paseo Villas – This is a collection of 90 patio home units built in 1975. It is one of the first developments in McCormick Ranch northeast of Hayden and Indian Bend roads.

Paseo Vista – These average size single-story homes sit on larger lots of up to 8000 ft.² and feature two and three bedroom layouts of around 1800 ft.². Prices start about $490,000.

Paseo Verde – These smaller ranch homes feature a beautiful community at the southern end of the McCormick Ranch. Residents have close access to major freeways and highways as well as close dining and shopping options.

Pleasant Run – This townhouse community borders the Scottsdale Greenbelt with miles of walking trails. Townhouses were built around 1978 and feature private patios to, two-car garages, one and two-story designs, swimming pool and hot tub features as well as tennis courts and start at about $350,000.

Sandpiper – A quaint and sophisticated condominium community located in the center of the McCormick Ranch golf club. These patio homes feature a golf lifestyle with beautiful mountain views. Residents have use of a swimming pool and hot tub, golf, private patios

Santa Fe – This is one of the most well-known patio home communities and all of Scottsdale. It offers 366 low maintenance homes built around 1978. Most homes are around 2000 ft.² offer either single or two-story options. All homes feature a two-car garage.

Scottsdale Park Villas – Low maintenance lifestyle abounds at this condominium community in McCormick Ranch. Residents have use of a resort style pool, homeowner association, for parks, tennis courts, and it’s conveniently located next to the Scottsdale Greenbelt and Salt River Fields

Spanish Oaks – This is a gated townhouse subdivision along the north side of McCormick Parkway. This is a two-part community: in Spanish Oaks 1 there are 58 properties, 45 are single level and 13 are two-story. The average size is about 1700 ft.² and all were built around 1979. In Spanish Oaks 2 there are 60 units, 49 being single level and 11 two-story. All features two-car garages

Villa La Playa – This is a collection of 130 homes built between 1977 in 1979 and all are single-story about 2200 ft.². 85 of the homes include private swimming pools and homes feature either two or three car garages.

Shopping at McCormick RanchShopping in McCormick Ranch

One of the nicest things about choosing a home in McCormick Ranch, or really any community, is the opportunity to be close to shops and restaurants. Now, while that’s not everyone school, a lot of people I talked to want to be within a mile or less of their neighborhood coffee shop, grocery store, or favorite restaurant and in McCormick Ranch, that’s fairly easy to do.

McCormick Ranch since just west of Highway 101 in Scottsdale Arizona a little north of downtown. While there are golf courses and parks nearby there are also several amenities and shopping facilities so it’s important to know what’s close by if you’re looking to live within a mile or less of the nearest shopping center.

Mountain View Plaza

Located toward the northwest corner of McCormick Ranch is the Mountain View Plaza. This is on the corner of N. Hayden Rd. and E. Mountain View Rd. It’s close to Paradise Park, Belcara, the Cochise elementary school, and Fox Hollow. The Estados De La Mancha home community is also just a block or two from this Plaza. This Plaza has a US bank, Circle K, tennis shop, a Chinese restaurant, Starbucks,, a boutique, Barber, shoe repair and cleaners, educational and exercise facilities, an animal clinic, and a few other small restaurants and pizza shops.

The closest communities to Mountain View Plaza include the Belcara condominiums, VIlla Hermosa, Mountainview East, and Las Casas.

Scottsdale Fiesta

Along Highway 101 is probably the most shops and restaurants and especially at the corner of E. Shea Blvd. here you’ll find Fried food and drug, home goods, marshals, designer shoe warehouse, the Home Depot, Whataburger, IHOP, lots of other restaurants, markets, and more. Sprouts farmers market, CVS, and many other clinics are also located on this intersection. There are fast food shops, a Midas, and the honor health Scottsdale Shea Medical Center.

The closest communities to this major shopping facility is the Rancho Antigua condominiums, Sun Canyon, Casella, and the Sands McCormick Townhouses II. Many of these or even within walking distance to this Plaza depending on where you are and where you’re going.

Mercado Del Lago / Village at Hayden

This small Plaza is located on the corner of N. Hayden Rd. and E. Via De Ven It has the Melting Pot, Jimmy Johns, pancake house, Lakeview Coffee, dry cleaning options, a couple of bars, physical therapy, and a few daily necessities.

The closest communities include Lakeside Villas, Palm Cove, Las Palomas, Pleasant Run, and some of the homes in the Paseo Village.

The Shoppes at Gainey Village

About midway through McCormick Ranch on the west side at the corner of N. Scottsdale Rd. and E. Doubletree Ranch Rd. is the Shops that Gainey Village. This shopping center has several restaurants including a Panera bread, Village Tavern, and coffee shops, nail salons, banks, a hotel, and Sprouts Farmers Market.

This community is actually located outside of McCormick Ranch but the closest communities include Colonia Encantada and Palo Viento.

Seville Shopping Center

Located in the southwest corner of McCormick Ranch on the corner of N. Scottsdale Rd. and E. Indian Bend Rd. is the Seville shopping center. In this shopping center has a Ruth Chris steakhouse, banks, a wine bar, a Starbucks, and an MGA Homecare facility.

Paseo Village

Paseo Village is really in McCormick Ranch on the corner of N. Hayden Rd. and E. Indian Bend Rd. It features a few coffee shops, LA fitness, a park, Starbucks, and banks. Veritas is the closest community to Paseo Village.

Talking Stick Shopping Center

On the corner of N. Pima Rd. and E. Indian Bend Rd. is the Pavilions at Talking Stick Shopping Center. Your real find a Ross, target, Mongolian grills, Buffalo Wild Wings, Chipotle, Starbucks, Denny’s, the Home Depot, home goods store, hobby lobby, Goodwill, grocery stores, and a Burlington Coat Factory just to name a few. This is probably one of the largest shopping centers close to McCormick Ranch.

The closest communities to this center is the Paseo Village, La Mariposa Villas, Scottsdale Park Villas, La Mariposa II, Estate de los Arboles, Del Norte Gardens, Monaco, Villas del Sol, and Paseo Verde.

And they don’t just have fruit smoothies either, they have amazing mocha and blended iced drinks, hot Americanos, and unique smoothies such as peanut butter and banana, cinnamon roll, and cake batter, yes, chocolate or vanilla cake batter… It’s ridiculously good. My favorite has been the Almond Joy, the red velvet cake, and the sticky bunz, with that ooey gooey cinnamon, dark chocolate, and sweet almond flavoring.

They already have five stars on Yelp, “After trying to pick a smoothie and being unable to decide, I asked Tawnya which smoothie she recommends and she suggested Cinnamon Toast Crunch. Umm wow. So good! It literally took me back to being a kid and eating a big bowl of Cinnamon Toast Crunch on Saturday mornings while watching cartoons — ah, those were the days! And today was a great day, too.
