McCormick Ranch stretches from E Shea Boulevard south to E. Indian Bend Rd., from Highway 101 to Gainey Center on the west. It’s home to hundreds of properties, golf course homes, villas and townhouses. At any given time there are roughly 200 properties for sale. Only a small majority of homes in the center of the golf course are gated but there are fees and requirements when choosing a home at McCormick Ranch.McCormick Ranch Dues and Requirements

Each smaller community has its own homeowners dues and requirements. Condominiums such as those at Camello Vista  require monthly homeowners dues of about $340 per month. These dues include all common area maintenance, building insurance, exterior maintenance and roof repair, street maintenance and sewer.  Residents also have the use of several community amenities such as a clubhouse and recreational room, community swimming pool and spa and access to the golf course.

Townhomes, such as those in Villa Royale require monthly homeowners dues for about $290 per month, covering all building maintenance and water. This community also features a workout facility and is securely gated for residents only.

Condominiums such as those in Mirage Mountain require monthly homeowners dues of about $360 per month.. This is also a gated community with several two and three bedroom floor plans priced around $360,000.

Golf Villas, located in the guard gated Gainey Ranch require homeowners dues of about $360 per month. Homes are roughly $850,000 to just over $1 million. There’s an association fee, transfer fee and additional homeowners fees between $155 and $200.

Single-family homes are priced from $400,000 to over $1 million and many of these have very low homeowners dues, some less than $20 per month, typically paid annually. There is an association transfer fee of around $400 however.

Each community in McCormick Ranch offer something a little bit different than its neighbor but nearly all have some form of homeowners association fees, especially those that have more perks such as swimming pools, club houses etc. There is a transfer fee on most homes they can range between $200 and $400.
