Arabian Gardens (Tierra Santa) – Midsized, Single-family homes at the northeast quadrant of McCormick Ranch on the corner of E. Shea Blvd. and Highway 101.
Belcara – Condominium community at the northwest corner of McCormick Ranch. Community includes a swimming pool, spa, and fitness room for residents as well as bordering the Greenbelt complete with biking and hiking trails.
Casas Dia Festivo – Located in the southwest corner of Hayden and Mountain View Rd. features 60 townhouse style homes built between 1981 and 1994. They feature common wall garages, private backyards, common areas and home layouts of up to 2000 ft.².
Country Horizons – This collection of 67 single-family homes sit on about 1/3 acre to 1 acre homesites. All are single level homes and 72% include private swimming pools. Homes were built between 1982 in 1989 and feature up to 3300 ft.². Several homes have three car garages and all residents have use of an 850 ft.² recreational center.
El Paseo- This patio home collection of 141 homes feature single level design and up to 2000 ft.². Most homes feature a two-car garage and these homes sit on 6000 to 7000 square-foot lots. Orange Tree Estates – This community is located just west of N. Pima Rd. and features single-family homes up to 2500 ft.² built around the late 1970s.

Paradise Park Manor – There are two phases to this subdivision featuring the largest homes in McCormick Ranch; phase 1 features 64 single-family homes, primarily on single stories with backyard swimming pools built between 1982 in 1984. Phase 2 features 81 single level homes and 19 two-story homes with backyard swimming pools built between 1980 and 1984. Just five homes are semi-custom properties featuring over 3500 ft.², four of which are single level and one is a two-story. Paradise Park Trails – Located at the northern tip of the community are 276 lots, making up one of the largest subdivisions in McCormick Ranch. All but one are single level and most homes were constructed in the early 1980s. Most homes average about 2400 ft.² and the majority have backyard swimming pools.
Playa Del Sur – This collection of 98 single-family homes are primarily single-story, 87% of them featuring backyard swimming pools. With large lots of up to 30,000 ft.², these are some of the largest home sites in McCormick Ranch.
Sands McCormick – This townhome community in the heart of McCormick Ranch is just off of Loop 101. These beautiful townhouses feature up to 3800 ft.² built around the mid-1970s.
Suggs Rancho McCormick – This collection of 255 homes is one of McCormick Ranch’s largest subdivisions. Built in the late 1970s and completed in the late 1980s, these homes have exposed slump block exteriors and asphalt shingle roofs in sizes up to 2300 ft.². These utilitarian homes make them an excellent value with three and four bedroom floor plans in both single and two-story designs.
Sun Canyon – This collection of condominiums is located just off of Loop 101 with lots of community amenities such as swimming pools, hot tubs, fitness room, private patios, and balconies all built around 1986 to 1988. All homes come with a one car garage in sizes up to 1800 ft.².
Tierra De Los Reyes – This collection of single-family homes is located on the corner of Highway 101 and East Via Linda and features single and two-story designs, backyard swimming pools for most homes, and quiet cul-de-sac streets.
Tierra Del Norte – This small enclave of just 21 homes was built by Camelot Homes from 1979 to 1993. There are only two homes built in the early 90s and feature unique layouts. Most are about 2900 ft.², single-story, and nearly all include a private backyard swimming pool. Each home features either a two or three car garage on at least 10,000 square-foot lots.
Tierra Feliz 3 – Developed by Dix Construction, these are some of the most sought-after single-family homes in the Scottsdale area. This collection of 78 properties feature homes up to 2800 ft.² and all are single level and all but one has a private swimming pool. Most were built in the late 1980s on larger lots of up to 10,000 ft.².
Tierra Nueva – These adobe-style luxury homes offer spectacular desert views in a central valley location. Homes were built in the mid-to-late 1980s and feature up to 2500 ft.², nearly all single-story.
Villa De Vallarte – This two-story condo community was built in two phases, the first in 1980 and the second in 1984. It is surrounded by a generous Greenbelt area, swimming pool, and four tennis courts. These two and three-story designs start at about $180,000.
Villa Hermosa – A collection of 108 single level homes feature backyard swimming pools, over 2000 ft.² of living space, and were built between 1979 in 1985 with 7000 square-foot minimum lots.
Vista De La Tierra – These model homes built by Camelot Homes feature vaulted ceilings, Spanish tile roofs, and several layouts in sizes from 2000 ft.²’s to nearly 3000 ft.². Most were built in the mid-1980s and feature single level design priced from $400,000 to over $1 million.
Vista Del Cielo – These midsize, competitively priced condominiums were built in a couple different phases but most feature wood-burning fireplaces, access to two heated swimming pools, tennis courts, clubhouse, fitness room, and walking trails.
Vista Del Lago – This custom home subdivision sitting on the southern bank of Lake Marguerite features of 49 homes, 43 single level homes and 6 two-story homes with an average home size of about 3300 ft.². Many homes sit on at least a quarter of an acre and several waterfront properties boast private dock privileges and backyard swimming pools.
South McCormick Ranch – Saguaro High school
Camello Vista – This is a condominium development in McCormick Ranch featuring a lot of amenities such as a swimming pool, hot tub, golfing, fitness room, private patios, and balconies. Most homes were built in 1988 and feature one and two-story designs with a two-car garage.
Camino De ‘Arboles – This single-family home community has been well established in the McCormick Ranch area and offer expansive designs, luxury amenities, and homes built from 1979 to 1983. These properties start at about $700,000 and range in size from 3200 ft.² to over 5500 ft.².
Casa Serena – This subdivision is full of single-family homes priced from $350,000-$480,000. Many are single-story in sizes from 1200 ft.² to 3000 ft.².
Cuernavaca Segundo (Colonia Encantada) – This community is a guard gated, luxury patio home subdivision developed by Geoffrey Edmonds as a sister subdivision to the original Cuernavaca Segundo. These are 42 townhouses, 16 are single level, and 26 are two-story. 10 properties have their own private swimming pool, however, residents have the use of a heated community pool, spa, tennis courts, and clubhouse.
Del Norte Gardens – This is a collection of single-family homes with 2 to 4 bedrooms, 2 to 4 bathrooms, and in sizes from 2000 ft.² to about 3000 ft.². There are a variety of single and two-story options.
Estate Los Arboles – Developed by Camelot Homes, this master-planned community of just 23 properties offer six semi-custom homes, as well as typical, tracked homes built between 1979 and 1980 with remaining lots built between 1984 and 1994. All are single level and 18 of them include a private swimming pool.
Heritage Village 1 & 2 & 3 – This is multi-phased patio homes and single-family homes developed by Golden Heritage. Heritage Village 1 offers single-family homes whereas Heritage Village 2 features patio homes with one common wall and block construction. There are 59 homes and 108 patio homes. Heritage Village 3 is the largest of the three with 166 patio homes sharing one common wall with an average size of around 2000 ft.².
La Mariposa Villas – This is a collection of condominiums for sale. These condos range from $300,000-$600,000 with two and three bedroom options between 1400 ft.² and 2000 ft.².
Meridian – This is one of the newer patio home communities featuring 111 total homes, most of them single-story. 23 of them feature private swimming pools and the homes were built between 1988 in 1993 with an approximate size of about 1900 ft.².
Palo Viento – These are luxury single-family homes built around the mid to late 1970s. Lots are up to 16,000 ft.² with luxury designs, backyard swimming pools, and home prices starting around $900,000.
Palo Viento 2 – Nestled close to the McCormick Ranch Golf Course, this is a combination of unique custom homes and production level properties. Homes were built in the late 1970s and feature six designs from 2000 ft.² to nearly 3000 ft.².
Paseo Village – Constructed between 1973 and 1982, these are some of the most affordable homes in McCormick Ranch. It includes 334 properties, most of them single level. Several homes feature backyard swimming pools and larger lots.
Paseo Villas – This is a collection of 90 patio home units built in 1975. It is one of the first developments in McCormick Ranch northeast of Hayden and Indian Bend roads.
